Have the Opportunity to Lease a Stable?
I have the opportunity to lease a stable very close to my house. It has 12 box stalls and a huge turnout where all the horses in the box stalls would go. There is a sand turnout/dressage arena available and a large outdoor arena to ride in. The only problem is there is no indoor arena to ride in the winter.
If you had the opportunity to start your own business would you begin here or keep looking for another barn with a indoor arena?
How much is it for hay, shavings, and maintenence to keep a barn going?
Also do you make any money if you just rent the stalls or is it better to run a lesson program as well?
Unless you live with the super wealthy, this does not sound like a great business to start these days. People are doing without extras, and a riding horse is definitely one of those things that will be cut from a tight budget.
But if you must, inquire if you would be allowed to build and indoor arena, commercial leases are not like residential ones and it is common to build to suit.
